How Bradley County property taxes are calculated

Arkansas taxes real property at 20 percent of market value, and one mill equals $1 of tax per $1,000 of assessed value. Bradley County applies the total for the parcel's school district and city, and its 2026 collection combinations run from 52.4 mills in the rural Warren #1 tier to 57.4 mills for a Hermitage or Warren city address.

Working through a $250,000 home in Warren city, where Warren #1 carries 41.5 school mills, the city adds 5 mills and the county levies 10.9 mills:

  1. $250,000 times 20 percent equals $50,000 assessed value.
  2. $50,000 times 57.4 divided by 1,000 equals $2,870 tax before credit.
  3. After the $600 homestead credit the estimate is $2,270 per year.

Move the same home to the rural part of Warren #1 and the rate falls to 52.4 mills, or $2,620 before credit and $2,020 after. That is $250 a year for crossing the city line, and it is why the county average alone will never match a real bill.

Bradley County millage rates by district and city

Bradley County publishes just five taxing combinations for 2026 collections, which makes it one of the simplest tables on this site: three school districts, three levying cities and one county rate of 10.9 mills. Every row reconciles across the school, city and county columns except one Hermitage #12 rural row, which is flagged in the note below. The statewide millage table shows how Bradley's 54.48 mill average compares.

Rows taken from the Arkansas DFA Assessment Coordination Division 2025 Millage Report, covering 2026 collections and issued March 2026. The report lists 5 taxing combinations for Bradley County; the Cleveland County district rural row is included above as the sixth line. One row needs a caveat: the report prints 50.9 mills for the Hermitage #12 rural tier, marked with an asterisk above, but its own school and county figures for that row sum to 52.4, and the report separately prints 52.4 for the Warren #1 rural row, which has the identical non-school components. Treat the marked row as an apparent error in the source; the lowest rate this page treats as established is 52.4 mills.

Why Bradley County rates differ by address

  • Hermitage and Warren city both sit at the very top. Both cities levy 5 mills, and both school districts levy 41.5, so a Hermitage address and a Warren address pay identical 57.4 mill totals despite sitting in different districts.
  • Banks is the exception among the towns. Banks levies only 1.4 mills, so an address inside the Warren #1 district pays 53.8 mills, 3.6 mills below Warren city on the same school rate.
  • The county levy is the second-highest piece. Bradley levies 10.9 mills, which is more than double the county levy in White and higher than every other county in this batch. Rural tiers carry 3.0 mills of county road against 1.5 for city parcels, plus a 0.4 mill college line.
  • A neighbouring district reaches in. The Cleveland County School District fringes into Bradley County at 44.1 school mills, producing a 55.0 mill rural rate with no city levy at all, higher than several incorporated towns in the county.

Across Bradley County, 5.0 mills separate the lowest established rate from the dearest published combination. Because there are only three school districts and three levying cities, the county has just five published combinations: two rural tiers, Banks, and the Hermitage and Warren city rows.

Warren, Hermitage, Banks and the rest of Bradley County

Warren

Warren is the county seat and holds every tax office. The county courthouse is at 101 East Cedar Street, with the assessor in Suite 107 and 8, the collector in Suite 108, and the county judge in Suite 107. A Warren city address pays the county's top rate of 57.4 mills: 41.5 school, 5 city and 10.9 county.

Hermitage

Hermitage pays the same 57.4 mills as Warren city, even though it sits in a different school district at Hermitage #12 with 41.5 school mills and a 5 mill city levy. The identical totals on opposite sides of the county are a useful reminder that identical figures do not always mean identical components.

Banks

Banks is the lightest-taxed town in the county at 53.8 mills, because its city levy is only 1.4 mills against the 5 mills charged by Warren and Hermitage. The school rate is the same 41.5 mill Warren #1 rate.

Rural tiers

Outside the three towns, rural parcels carry the 10.9 mill county levy with no city tax. The Warren #1 rural tier pays 52.4 mills, the lowest established rate in the county, and the Hermitage #12 rural row is flagged in the table above as an apparent source error. The Cleveland County district's rural tier pays 55.0.

Bradley County Assessor

The Bradley County Assessor's Office values real and personal property, maintains parcel records and handles exemptions, including the homestead credit and Amendment 79 freezes. Payment is handled by the collector, not this office.

The county's ARCountyData listing shows the assessor's data refreshed in July 2026. The assessor has no standalone department website that serves public content; the ARCountyData search carries the assessor-sponsored free records. Other offices and contacts are in the Arkansas assessor directory.

Bradley County Collector

The Bradley County Collector bills and collects real and personal property tax. The county's online payment service is operated through Arkansas.gov, and the collector's office is in the courthouse on East Cedar Street. Collector records on ARCountyData were last refreshed in December 2024, so for a current balance the payment portal or a phone call is more reliable than the search.

One naming note: the Arkansas.gov payment page for Bradley County still carries the name James Anders as tax collector and references a tax year from the 2010s in its welcome text, so it is stale on the name. The Association of Arkansas Counties and the 2026 candidate filings both list Herschel Tillman as collector, and he also serves as sheriff. The payment page itself remains the live online service, so use it for payments and treat the name on it as out of date. Valuation questions go to the assessor, not the collector.

How to look up a Bradley County parcel and its tax

  1. Open the Bradley County real estate search on ARCountyData and search by owner name, address or parcel number.
  2. Read the market value and assessed value, then note the school district and city or rural tier. In Bradley County those two fields select one of only five published millage rows.
  3. Check the property's taxing districts. Bradley County's collector notes that the tax dollar breakdown includes general taxes only and excludes special improvement taxes and assessor penalties.
  4. Open the Arkansas.gov Bradley County payment service for the current amount, or call (870) 226-8400. Personal property corrections cannot be made through the online service and require the assessor's office.
  5. For ownership history and recorded deeds, the Circuit Clerk serves as county recorder; the clerk's site is at bradleycircuitclerk.com.

ARCountyData reported 14,462 parcels for Bradley County, with assessor data refreshed in July 2026. Collector records there lag, which is why the payment portal or a phone call is the better route for a current balance.

Paying Bradley County property taxes

Bradley County taxes are payable March 1 through October 15, and the office accepts partial payments on current taxes. The collector's service notes that all partial payments are applied to the total tax due, and that if any portion of the total bill is unpaid by the deadline, the whole balance becomes delinquent.

  • Online: the Arkansas.gov Bradley County payment service, which accepts Visa and Mastercard credit cards and electronic checks. The service posts electronic payments completed by 11:59 p. m. to that business day, and states that online payments are credited within 24 hours.
  • In person or by mail: 101 East Cedar Street, Suite 108, Warren, AR 71671, weekdays 8:00 a. m. to 4:30 p. m.
  • Personal property first: state law requires personal property tax to be collected with or before real estate tax, and the online service will not accept a real estate payment while personal property is outstanding.
  • Fees: the online price is adjusted for the third-party processing of the transaction, and the service states the price includes funds for the state's web portal. Bradley County does not publish a fixed card fee schedule.

After October 15 the balance is delinquent and subject to penalties, and the online service closes for the season. The county's own page states plainly that electronic payments are optional and that payments are also accepted in person or by mail, so the online route is a convenience rather than a requirement. The statewide context is in paying Arkansas property taxes online.

Homestead credit in Bradley County

The homestead credit is applied for through the Bradley County Assessor's Office, which identifies qualifying parcels and reflects the credit on the tax bill. The credit is one per household and requires registering proof of eligibility.

Maximum credit, 2026 bills$600 (Act 330 of 2025)
Maximum credit, 2027 bills$675 (HB1103, Act 174 of 2026)
Applies toOne primary residence per owner
County officeBradley County Assessor's Office
Office101 East Cedar Street, Suite 107, Warren

State law sets the outside filing date at October 15 of the year after the assessment, and the parcel must qualify as a homestead before January 1 of the year following assessment. The amounts to use are $600 on 2026 bills and $675 on 2027 bills; this page's calculator models a 2026 bill and uses $600. Filing steps are in the homestead credit application guide, and the state rules are on the DFA property tax relief page.

Appealing a Bradley County assessment

Start with the Bradley County Assessor's Office at (870) 226-2211. If the value still looks wrong after that review, the formal route is an application to the Bradley County Equalization Board, filed through the board's secretary.

  • File by the third Monday in August, the deadline under Ark. Code 26-27-317, and filings can be made as early as July 1.
  • The board begins hearing appeals no later than the second Monday in August, and hears working owners after normal business hours at least one day a week when needed.
  • Evidence: comparable property records and sale prices carry the most weight. Material evidence given to the assessor less than five business days before the hearing can lead to a continuance.
  • The board must notify you in writing within ten business days, and the notice must explain the route to county court.

The county clerk's office keeps the Board of Equalization information and can confirm the filing route at (870) 226-3464. Broader guidance is in how to appeal a property tax assessment in Arkansas, and the county courthouse at 101 East Cedar holds all the offices involved.

Bradley County median home value and median tax

The table here is comparative statistics only. Nothing in it touches the calculation above, and it says nothing about a specific Bradley County parcel.

Bradley County pairs the lowest median home value in this batch with the highest average millage, and the two effects pull in opposite directions on the effective rate. This block is statistical context only and does not feed the calculator. A full-rate figure from the median value at 20 percent and 54.48 mills implies about $1,033 against a surveyed median of $545, so the same caps and lag effects seen elsewhere are at work here. The effective rate guide explains the relationship between millage and effective rate.

Bradley County property tax questions

  • The county average total millage is 54.48 mills for 2026 collections, blending 41.93 school mills, 3.80 city mills and 10.90 county mills. Published combinations run from 52.4 mills in the rural Warren #1 tier to 57.4 mills for Hermitage or Warren city addresses.

  • Both cities levy 5 mills and both school districts levy 41.5 mills, so the two towns arrive at the same 57.4 mill total from different districts and different sides of the county.

  • Herschel Tillman, who also serves as sheriff. The Arkansas.gov payment page still names a previous collector, James Anders, in its welcome text, which is stale; Tillman is the current officeholder.

  • Online through the Arkansas.gov Bradley County service with a Visa or Mastercard or an eCheck, in person at 101 East Cedar Street Suite 108 in Warren, or by mail. Partial payments are accepted on current taxes.

  • No. State law requires personal property tax to be collected with or before real estate tax, and the online service will not accept a real estate payment while personal property is outstanding.

  • Through the Bradley County Assessor's Office at 101 East Cedar Street, Suite 107, Warren, phone (870) 226-2211. The credit is up to $600 on 2026 bills and $675 on 2027 bills.

  • Applications to the Board of Equalization are due by the third Monday in August, and can be filed from July 1. The county clerk's office at (870) 226-3464 keeps the board information.
